This condo is furnished with all kitchen appliances and a washer and dryer hookup. No pets allowed and no smoking within the unit. Rent covers water, sewer, and pool access ($5 fee for pool key). Approval is based upon the results of the online application. The application fee is $29.00 (non-refundable). Everyone who will be living in the home that is over the age of 18 will be required to complete an application. To be approved, you must have a credit score above 600, no liens held against you, no evictions within the last 5 years, and no criminal background and verifiable income greater than 3X the monthly rent, which will be verified before lease is signed. Absolutely no smoking is allowed in this house. Tenant is accountable for cable and electricity. Rent covers water, sewer, trash, and pool access. -Applicant must have current photo identification. -Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. -Applicants must receive positive references from all previous rentals for the previous 5 years. -Applicant may not have any evictions or unpaid judgments from previous rentals. -Applicant must have a minimum of 600 on their credit score. -A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility. -Applicant must not smoke in the unit. -Occupancy is limited to 2 people per bedroom. At rental managers discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the first qualified applicant, based on the above criteria.
