Home built in 2017. Amenities, include a robust security system that is keypad activated and deactivated monitoring all doors and windows. It provides protection when home or away automatically notifying P.D. if any door or window is breached unless deactivated within 60 seconds. It includes 11 motion sensor activated exterior cameras and lights, a ring doorbell intercom for monitoring and communicating with the front door without having to go to the door, broken glass sensors at all windows and motion sensors that detect movement in the living room and hallways and if activated will notify P.D. 23 exterior landscape lights and 2 interior lights automatically turn on at dark and off at dawn and great neighbors that are always on the watch. Appliances include washer dryer, refrigerator, microwave, range and water softener. Leak detectors throughout the kitchen, bathroom and laundry connect to a wireless app that notifies me, the owner if a leak is detected and allows me to remotely shut the water off and turn it back on before any damage or inconvenience can occur. The drinking water is filtered through a 5-filter reverse osmosis purification system. The home’s air is filtered through Captura CP-RM18003-12/5 Remote Germicidal Whole House Air Purifier w/ Oder Control and Captura CR-PF-2020 Whole House Media Air Cleaner. The bathroom has a grab bar at the bath tub / shower. Outside theirs a gazebo, patio furniture and for an additional cleaning charge a barbeque. Lastly 2 separate companies provide pest control services. Rent of $1,400. a month is for one bedroom and exclusive / sole use of the entire house with the exception of the other 3 bedrooms includes; all utilities including, internet, basic cable and television in the bedroom, all H.O.A. amenities, a house cleaning service that excludes bedrooms. No pets, no smoking, no excessive drinking, no drugs, no over-night guests. Rent to be paid via Zelle. Rent is to be paid on the 1st of the month. Rent paid after the 5th of the month is subject to a $150. late fee and after the 6th of the month an additional charge of $15. a day. Move in requires first month rent of $1,400. and $1,400 security deposit. Contingent upon condition of premises upon move out, security deposit is fully refundable after 12 months paid occupancy and non-refundable if vacated prior to 12 months. If renter violates terms of rental, renter agrees to pay for all owner incurred reasonable attorney fees and court costs.
