***LOCATION*** The location is about as central as it gets - easy walk to light rail, several restaurants, a couple of bars, a pharmacy, enncanto park and community pool. There are three freeways within five minutes driving distance, along with a handful of grocery stores, half a dozen hospitals, and any type or restaurant you can imagine. 10 miutes from teh phoenix convention center. The neighborhood is amazing, reminds me of beverly hills, frankly, except with nicer people. ***THE SPACE*** 400sf studio loft with sleeping area accessed by way of a ships ladder - that is, a set of stairs where the rise of each tread is 10" (compared to the normal 5"). The sloped ceilings in the loft make it cozy for medium height folks, and a little cramped for those over 6'0" tall. It's furnished, but you can bring your own if you like, of course. This is an old property - built in 1936 - and it's reflected in the character of the guest house for sure, but it has had some updates -- I just got done with a bunch of them, actually. ***PARKING*** there is a dedicated space that works well for smaller cars - access is tight, but it i protected by a gate, and shaded during the summer months. ***PETS*** Friendly and not too barky dogs are welcomed - I prefer just one but if you're a good owner with more than one we can figure it out. Must get along with the goldendoodle currently in residence in the main house. I like cats but they are difficult in short term situations since so many people have allergies. There is also a dog here as well as a feral cat colony that one of my neighbors maintains which would make it dangerous for a newcomer. ***THE LANDLORDZ***: Live in the main house. I am a mostly reformed juvenile delinquent skatepunk from the '80s who adults convincingly enough to hold some high demand credentials in the world of heavy civil onstruction. I love to work , with my hands, and I have several projects going on the property at any given time, which I carefully coordinate so as to minimize any disruption to others, especially paying tenants. I live in the main house with my girlfriend, who is a roller derby legend, burlesque performer and all around badarse; and sometimes my teenage daughter. My career requires a pretty robust understanding of contract law, so we are not a good mark for bullies, scammers or those looking to profit from frivolous lawsuits. I appreciate people who communicate well, and please don't hestitate with feedback, positive or negative. ***TERMS*** Single or couple occupancy only. I respect laws pertaining to discrimination, but having a daughter obliges me to screen for criminal history, and I prefer people whose employment would be easy to describe to her. Minimum stay is one month. please no smoking cigarettes inside. 15 days is the absolute minimum move out notice. If i terminate from my end i will generally give 30. I'm not a person who appreciates a lot of rules, so i'm not going to constrain you with them - I expect tenants to use common sense and basic courtesy. You may have guests if you can vouch for their character, but not like, a whole baseball team at once. No parties unless we discuss it first. Your rent covers use of washer and dryer and all utiilties. option to put electricity in your name for reduced rent. There will be a lease agreement. Deposit starts at $650, 500 of which is refundablle. Pet deposit is additional $135 (may adjust for non-shedding breeds).
