Laundry room in hallway with washer and dryer. Ceiling fans in all rooms. Central AC and heat. There are 2 outdoor patios, both with a shade canopy, table and chairs. Large backyard with plenty of space. Optional garage space available for an additional $20 a month for extra storage if you need it. Parking available in the driveway, or plenty of free street parking. Property is on a 9140 square foot lot. This two room ADU home rents for $1295 a month, plus a small portion of utilities. There is a $1250 move in security deposit required. The utility fee is $55 per month. This utility fee includes and pays for electricity, gas, water, sewer, trash, and cable TV. Lease length is negotiable (1 year, 6 month, or month to month). As for pets, that can be negotiable. We will consider allowing some smaller pets that are quiet, like a cat. Sorry, no large or noisy animals will be allowed. Absolutely no illegal drug use will be tolerated on the property. No smoking of any kind inside the house. There are 2 outdoor patio areas where smoking is allowed. All of the following criteria requirements must be met for approval: • 650 or higher credit score, or co-signer with 650 or higher credit score. • Must have a job that can be verified, and provide income documents that show you earn at least 3 times the amount of monthly rent. • Must have the full amount of rent and security deposit available at time of lease signing. • Must pass background and credit check. • No bankruptcies. • No prior evictions. • References from past 3 landlords, or rental history from last 10 years. This house is located on a quiet street in the very nice College Terrace neighborhood of West Lancaster. (Near West Avenue J-8 / 27th Street West). Only a few blocks from the 14 freeway, Antelope Valley College, Valley Central Shopping Center, and many stores and restaurants located nearby. We keep the property clean and well maintained.
