PLEASE READ THE REQUIREMENTS AT THE END OF THIS POSTING BEFORE REQUESTING A TOUR. Here is a brief overview: for all adults, credit score of at least 700, clean background and joint income of $7000- saved money for first monthcs rent, and security deposit. Enjoy the convenience of living in Central LA in this smoke-free property featuring 2 bedrooms and 1 bathroom, within an 850 sq. ft. layout of a duplex (one unit in a two-unit house- the 2 units are side to side). The living room offers ample space for relaxation with a lot of light from the 4 windows in it and features a lovely view of a professionally landscaped front yard. You will notice the newly installed carpet which matches the fan color. The first bedroom also features brand new carpet and a big window with greenery right outside of it. The kitchen is equipped with a new marble countertop and new cabinet doors, as well as convenient storage options. Adjacent to the kitchen are laundry hook-ups. There are a washer and dryer currently, but they are not part of the rental (left by the prior tenant- you can use them if you'd like to). The same applies to the refrigerator. The master bedroom features a walk-in closet and a fan. There are more storage compartments in the hallway by it (see photo). The bathroom is equipped with a tub/shower combination, new hardware, and a new medicine cabinet. The available yard space for this unit is in the front yard only, which you can see on the images. The whole house's external look was recently updated (as well as the kitchen's countertop and cabinet doors. The carpet in the living room and the first bedroom is brand new.) The front door is high-quality and custom-made. However, there is no dining room- it was converted into a bedroom. Cats and small dogs are allowed but can NOT roam the yard (cannot walk around the yard, and cannot relieve themselves in the yard). TO PRE-QUALIFY TO VIEW THE UNIT: 1. The combined income of the adults living in the unit has to be over $7,000 per month, and it has to be income that can be shown on paystubs or tax returns. 2. All adults have to be on the lease agreement, and all adults have to pass a background and credit check (score of 700 at least), as well as an employment, eviction, and sex offender check- agree not to smoke anywhere on the property as well. The size of the unit doesn't allow for more than 3 adults and a total of 5 individuals. If you qualify, please text, call, or email us back so we can schedule a viewing. A 1-year lease agreement is preferable- however, the lease length is negotiable if a longer or shorter term is needed. A $29.95-50.00 application fee per applicant is due, to run a background check, and is non-refundable regardless of the outcome. Appointments are scheduled 24-72 hours ahead of time.
