Utilities and Overage Policy

Utilities and Overage Policy: The leaser agrees to cover the cost of the following utilities: electricity, gas, water, basic internet, and trash collection, for a total amount of $500.00 per month. If the total monthly utility cost exceeds this amount, the Tenant shall pay the overage. Any utility overages will be calculated based on actual utility bills and added to the following month's rent. The leaser shall provide the Tenant with a copy of the utility statement upon request. Tenants agree to use utilities reasonably and responsibly. Excessive or wasteful use may be grounds for lease violation. If the Tenant fails to pay the overage amount within 5 days of notice, the amount shall be considered additional rent and subject to the same late fees and penalties as unpaid rent.
