- Proof of Employment with income 3x the monthly rent - verified through letter from employer, pay stubs, or taxes. For students, proof of sufficient finances include savings 3x the annual rental amount.

- No evictions, formal complaints, or early termination
- Previous rental reference
3. Rental Conditions
- Maximum Persons: 2 adults + 1 minor. No subletting allowed.
- Rental Insurance: Liability coverage up to $100,000 and coverage for personal property.
- Pets: up to 2 dogs (no breed or size restrictions) or 2 cats. No birds, reptiles, or other pets allowed.
- Smoking: No smoking inside or around property.
4. Rental Terms
- Deposit: 1.5x rent ($3675) due upon lease signing.
- Monthly Rent: $2450 due on the 1st of each month through automatic payments. First month's rent due at lease signing.
- Pet Deposit: refundable $200 per pet
- Pet Rent: $50/month per pet
- Term: 12 months desired; flexible terms possible.
- Utilities: To be setup by tenet and include high speed internet, water/sewage, electricity, trash/recycling/composting.
- Maintenance: Tenant to maintain yard, sidewalk, and gutters. Tools provided by owner.
