Upon entry, find a built in coat and shoe storage area. There is beautiful pickled laminate flooring throughout. The living room has a fireplace with a brick mantle and hearth, built in bookshelves, and sliding glass door to a private balcony. A storage closet is on the balcony. There is a breakfast bar open to the kitchen. Stainless steel appliances include dishwasher, glass topped range and refrigerator. The deep double basin sink has a tall faucet with a pull-down sprayer. There is a garden window in the kitchen adding space for plants or décor. The bedroom has walk in closet. The bathroom includes a oval soaker tub and modern fixtures. A stacking washer/dryer are in the bathroom. One reserved parking spot is available. Live just a mile and half from trailhead for Green Mountain Park and just 15 minutes from Red Rocks Amphitheater and Park - perfect for wildlife viewing and hiking. A couple blocks from W Alameda Pkwy where you can access numerous dining and shopping venues. The Denver Federal Center is only a 2 miles to the north and you can quickly get into the mountains via I-70 and E-470. The cost of the application fee is based on average expenses of what Pioneer PM incurs - Per CO HB19-1106. *If approved, a lease preparation and administration fee of 15% of one month's gross rent is required. *Refundable security deposit equal to 85% of one month's gross rent is required. TENANT QUALIFICATION CRITERIA *Total gross income of at least 2X monthly charges for an individual applicant. For applications with more than one unrelated applicant over the age of 18, each applicant must qualify separately with an income of at least 1.5X monthly charges per applicant. You will need to submit proof of income at the time of application submission. *640+ credit score is required. *Applicants will be considered with credit scores below 640 with an added reoccurring Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information if credit score is improved to 640+. *Co-Signers will not be considered to fulfill any qualification requirement. *No more than 3 unrelated parties are allowed. *Complete criteria is available at: RentMeDenver [dot] com *Pets considered with pet fees.
