Your understanding and cooperation are greatly appreciated. Tour Appointments: Tours are available by appointment only. To schedule a tour, we kindly request a copy of your driver's license beforehand to safeguard our current tenants and staff. Application Process: Before requesting an application, please make sure you have visited the property. Ensure that all information provided in the application is accurate and complete. Additionally, every occupant aged 18 or older must be included in the application. Applicant must be able to qualify for a rent guarantee program that is used by landlord. Cannot have any bankruptcies in the last 3 years. Open bankruptcies will result in an automatic denial Cannot have recent history of past due or bad accounts written off. Applicant may be denied if credit score can not be obtained. Security deposit levels may vary based on an Applicant's credit history Some credit results may require further verification Income Requirements: Your income must be at least 2.5 times the rental amount. We will require proof of income, such as pay stubs, and employment verification. Self-employed applicants must provide three years of income verification. Lease Term and Requirements: The lease term is for one year. Background and credit checks are mandatory, along with rental references which will be verified. Note that the property does not come with a refrigerator and is subject to periodic inspections. Pet Policy and Fees: We have specific pet fees based on the size of the dog. Please review the pet fees carefully as listed below: Dogs under 30lbs: $500 for the first pet, $250 for each additional pet, with a $25 monthly pet fee per pet. Dogs over 35lbs: $1,000 for the first pet, $500 for each additional pet, with a $35 monthly pet fee per pet. Note- Pet fees are nonrefundable. This does not limit your liability if your pet damages the property. Application Submission: Online applications initiate the process. However, we require all necessary documents and proof of identification within 24 hours to consider the application complete. Only full applications will reserve the property that have submitted their deposit. Security Deposit: Once approved, the prospective tenant has 48 hours to submit the full security deposit. Certified funds such as money orders, cashier's checks, or cash are accepted. Personal checks will not be honored. The property will remain on the market until the full security deposit is received. Utilities Responsibility: Tenants are responsible for water, trash, lawn care, and electricity. Refrigerators are not included in the leasing of properties.
