Recently remodeled 1 bed 1 bath first floor apartment in Nampa available March 24. This cozy unit in a quiet fourplex is located a block from Albertsons, so grocery shopping is close and easy! Owners live on site so there’s always someone here to accept maintenance requests or answer questions. BEAUTIFUL STAINLESS STEEL APPLIANCES. Beautiful luxury vinyl plank flooring. New vinyl windows, about two years old. $775 a month includes city utilities, so tenant will pay electricity. Selected tenant will be able to walk through finished apartment before signing lease. NO PETS. No smoking. Applications must be printed off, filled out by hand and signed. Then either drop it off through our mail slot, or scan and email it back. Pictures of the filled out application will not print off well enough to process. We will contact you to let you know if your application has been accepted, or if your application has not met qualifications. We try to do this within 1-2 weeks. APPLICATION FEE: There is no charge to apply. The chosen tenant(s) will pay $35 for each applicant 18 or over for official verification of all information including criminal history. Lease Length: 1 year CRITERIA TO BE ACCEPTED AS A TENANT: APPLICATION PROCESS: We offer an application form to everyone. We charge an application fee only if you are the chosen tenant, $35 per adult for final verification of criminal history, rental history, credit report, etc. Applications must be complete and be signed. All applicants over age 18 must fill out all information and sign application, if over 2 adults applying, use multiple applications. Applicants must include a copy of a government issued identification with a photograph. SCREENING GUIDELINES: PRIOR RENTAL HISTORY Favorable rental history from past two landlords. Landlords must be verifiable, unbiased and unrelated. History showing that applicant stayed in previous rentals for at least 12 months each. No evictions in the past 5 years. INCOME/RESOURCES Household income, (wages/SSI/assistance/etc.) shall be at least 3 times the rent and be verifiable. CREDIT HISTORY We may require you to submit a copy of your credit report obtained within the last 60 days. (Credit Karma will usually suffice.) A specific score is not required, however negative reports including things such as late payments, collections, judgements, large total debt load and bankruptcy may result in a denial of application. CRIMINAL HISTORY                                                                                                                   Because accepting tenants with the following adversely affect our ability to rent out other units, criminal convictions or pending charges which will usually compound to result in an application denial include but are not limited to: drug related crimes, person crimes, violent crimes, sex offences, financial fraud, identity theft, forgery, theft or any crime that would adversely impact the health, safety or right of peaceful enjoyment of the premises of the residents or owner/agent. EXCEPTIONS If you would be an excellent tenant, but do not meet all the screening guidelines you may submit a written explanation of your extenuating circumstances which may require additional consideration. At times we accept co-signers, additional deposits, etc. in order to accept an applicant who does meet all qualifications. FALSIFICATION OR MISREPRESENTATION OF ANY PART OF THE APPLICATION WILL BE GROUNDS FOR DENIAL OR EVICTION.
