Proof of income must be provided (e.g., pay stubs, tax returns, bank statements). Income must be from a verifiable source(s). Unverifiable income will not be considered. Applicant must have a stable job or a reliable source of income. Employment should be verified with a letter from the employer or recent pay stubs. A minimum credit score of 680 is required. A full credit report will be reviewed to check for any outstanding debts, past due accounts, or bankruptcies. Positive rental references from previous landlords are required for the last 3 years. Applicants with recent bankruptcies (within the last 7 years) may be disqualified No history of evictions in the past 7 years. A background check will be conducted for all applicants over 18 years of age. Applicants with felony convictions related to violence, theft, or drug offenses within the last 10 years may be disqualified. Applicants listed on the sex offender registry will be automatically disqualified. Maximum of 2 persons per bedroom (exceptions may be made for children under the age of 2) Pets are allowed (additional pet deposit and monthly pet rent may be required) 12-month lease Application fee may apply No smoking, including vaping or marijuana Tenant is responsible for utilities 1 Year Lease. Renter is responsible for water/gas/and electric. Pets are allowed, an additional $2,500 security deposit will apply.
