Upon lease approval, an Obligo policy link will be provided. Policies typically range from $30 to $50 per month, depending on applicant qualifications. - If a tenant does not opt into the Residence Benefits Package, they must pay a traditional security deposit. Move-In Funds Due: One full month’s rent due at lease signing If the first month is a partial month, the prorated amount is due with the second month's rent - The lease is NOT secured until: * The lease is signed * The first month’s rent is paid * Either: A cash security deposit is paid OR an Obligo policy is purchased (if eligible). Special Consideration: Applicants with a credit score between 600 to 649 may still qualify if their gross income is at least 4x the rent and any negative credit history is not housing-related. Additional income verification may be required for applicants in this range. ________________________________________ Background Check Requirements A criminal background check will be conducted on all applicants. An individualized assessment will be performed to determine eligibility, considering: - The nature and severity of the offense - The time elapsed since the conviction - Any rehabilitation efforts Criminal records that do not pose a direct threat to the safety or property of others will not be an automatic basis for denial. ________________________________________ Housing Voucher Applicants Housing vouchers and other rental assistance programs are welcome. Applicants must include a signed Request for Tenancy Approval (HUD-52517) from their caseworker.
