The loft space (additional 522 sq/ft) above the garage is not zoned to be fully livable space. This space can be used as supplemental space to the unit for entertaining, home office, artist studio, etc. This language MUST be included in Lease Provisions or Addendum. 1 Dog under 50 lbs or 2 cats maximum allowed and must be approved by owner and HOA. Valiant Oil Co of Waltham to be contracted by Lessees to set up & maintain oil supply. Tenants to maintain heated garage and loft space during winter months. Unit 3 loft space has 2 electric meters located inside;1 for common areas of the property and 1 for the loft itself. Meter readings should be submitted to Chuck Conte on the 11th of each month so he can calculate the split between common and loft cost.
