Thank you for considering 1871 House for your upcoming visit to NYC! We take pride in offering a truly unique experience, operating as a hybrid of a traditional apartment/boutique hotel and classic bed & breakfast. Throughout the year, we have openings for guests who seek a distinctive stay. To optimize occupancy, we prioritize reservations with minimal gaps between them. With the exception of last-minute requests, we may decline reservations that create undesirable gaps in our booking schedule. Apartment Tour Requests, etc. -Apartment Tours: We do not provide in-person tours to respect guest privacy and maintain security. However, we offer detailed photos, descriptions, and are happy to answer any questions via email. -Walk-In Appointments: We do not accommodate in-person visits or walk-ins. All inquiries must be made in advance through our online platforms. -Communication: To provide the fastest and most thorough assistance, we handle all inquiries via email. Guests warrant that only registered individuals can occupy the premises. 1871 House provides furnished apartments housed in a classic 19th century brownstone in the Upper East Side. Each apartment is individually decorated with unique style and furnishings, creating a warm and inviting atmosphere. Most apartments are equipped with kitchens. However, the bedroom suites do not come with a kitchen or kitchenette. Instead, guests are provided with a small fridge and electric kettle. The Upper East Side is known for its luxurious residential area, lined with beautiful brownstones, high-end boutiques, art galleries & museums. Staying at 1871 House provides guests with the opportunity to experience the sophistication & charm of this upscale neighborhood. Please note provided rates are base single-occupancy exclusive of fees & tax. SUPPLEMENTARY FEES: 1. Utilities (daily fee) 2. Bedding/Towels 3. Exit Cleaning 4. 8% NYS tax+$1.50/night hotel tax 5. 5.875% NYC Lodging Tax and $2/room/night room occupancy fee As the Townhouse was built in 1871, it is not handicap accessible. All apartments are accessed via our central open staircase. There are no ground floor units and there's no elevator in the building. The rental apartments are on floors 1, 2, 3 & 4. Please consider that the lack of an elevator may be an issue for guests with mobility issues or a lot of luggage. • The late 1800s townhouse, is not a modern structure. • This home was built in 1871, so there are signs of wear and tear. • As this is NYC, you shouldn't expect the streets below to be quiet. There may be construction or traffic noise nearby. • There isn't a laundry facility in the building. Guests have access to the many neighborhood laundry merchants that offer laundry service by the LB with same day free pick-up & delivery service. • The suites are not equipped with a buzzer/intercom system. House Policies: o We kindly request a minimum stay of 30 nights for our guests. Please note that, depending on specific dates, a stay longer than 30-days may be required. o Guests shall use the apartments or suites for residential/living purposes only. o Guests may work from home (home office use only) provided that no employees or clients visit the apartment. o Guests are prohibited from running a business, meeting customers or clients at the house, manufacturing, selling goods or products (inventory) for the apartment or using the rented premises as an art studio to paint or to create artwork from. o Smoking not permitted in the building, rooms, apartments, terrace, in any common/public areas surrounding the premises or including 25 feet from the building. Occupancy & Guests • All individuals who would occupy the premises during the rental term must be disclosed prior to making a reservation. • The occupancy agreement is based on a specific number of occupants. The number of occupants as specified in the rental agreement must be adhered to for the duration of the agreed upon term of the contract. • Guests warrant that only registered individuals can occupy the premises and that any individuals added after the effective date shall be subject to Host approval and additional fees. • Subject to designated occupancy limits for the suite we charge a monthly management, additional wear & tear and combined supplemental utilities & housekeeping charge per each additional occupant (1-2 occupants maximum) including temporary visitors. All fees are taxable. • Provided the occupancy maximum for the apartment is not violated, we allow for a limited number of overnight guests over a limited period of time. In that we are not a hotel but more of a residential corporate housing extended stay character which has many commonalities with long term leases we wish to advise that if you are considering more than 1 or 2 guests over an approx. 4-8-week period that our facility is not designed for that and we would request you give other places consideration. All overnight guests must be pre-approved and restricted to the numbers mentioned. • If a child under 10 years of age will be in occupancy (even p/t) provisions must be made for the installation of window guards (NYC regs). Occupants pay the cost of the window guards hardware and installation (est. cost of $150/window) (3-6 windows). Children under 10 years may not reside in the apartment unless window guards are installed. A min lead time of 30 business days is required for the arrangement and coordination of installation. • Beds and or other furniture, bulk items may not be added to any of the apartments. • Booking via Airbnb • International Guests: If you’re traveling from outside the United States, please book your stay through Airbnb (link will be provided). • Stays Under Six Months: For visits shorter than 180 days, we kindly ask that you book via Airbnb (link will be provided).
