Built in 2002 this unit has a full kitchen, large bathroom, washer/dryer, built in closets, skylights, a loft, private fenced in yard and a private lockable shed for storage. The unit shares a backyard with the main house, which is currently occupied by the owner. Available on March 1. Layout of the home: The main level of the ADU is 510 SF and is arranged as one large open room with a private enclosed bathroom. There is a full kitchen, living room, and space for a kitchen table. There is also a small room off the main space that can be used as a bedroom or an office, but it only fits a queen-sized bed. The loft is accessible via a ladder and is large enough for an office, a low-lying bed, or a lovely meditation and reading nook. There is a small fenced-in backyard and a fully weather proofed and lockable shed for the sole use of the ADU tenant. The shed is large enough to store bikes, outdoor gear, etc. Who Am I: I, Sarah, am the owner and sole tenant in the main home. I am in my early 40’s and work in the construction and real estate industry. Although the ADU is private and separate there are aspects of the property that will need to be shared, and I hope to find a great person who can co-exist with me on the property. I love to garden and cook so in the summer I spend a lot of time outside tending to my vegetable garden and then bbqing in the backyard. I am pretty active, so I enjoy paddleboarding, swimming, and camping in the summer. In the winter months, I tend to hibernate a bit more by catching up on reading, craft projects, or going out on hikes. Common Spaces: As I mentioned we have some common spaces and expectations for those. The ADU is accessed through the entry of the backyard, off the alleyway. Therefore, we will share a backyard and will often see each other come and go. Feeling comfortable with each other in this shared space is a necessity. In the summer, I eat outside most evenings and occasionally will host friends or family for dinners. You are welcome to do so as well. With this shared backyard, comes the expectation of occasionally mowing the lawn, watering/weeding plants, taking out the garbage, and raking leaves in the Fall. Pets: I will consider cats and dogs. Although I love big dogs, I have had larger dogs destroy all my past landscaping work so if you have a dog there will be some expectations about off leash access to the shared backyard space. A visit with your dog will also be mandatory to ensure good behavior. Utilities: • This unit is privately metered, so tenants will need to manage gas, electric, water/sewage, internet and cable if you choose to have it. • Garbage/recycling & ridwell included in monthly rent. • There is one landscaping line and timer that is connected to the ADU so some increase in water use in the summer is to be expected. Parking & Bus Routes: • This unit does not have a permanent parking spot, but parking is not a problem on Alder or Morrison. • The 15, which crosses into downtown via the Hawthorne bridge, runs down Belmont and the stop is 3 blocks away. The 20 runs down Burnside. The nearest bus stop is a 10-minute walk through Laurelhurst Park. Renters insurance is required, and you must show documentation. Move In Date: March 1 (I am not flexible on this date). Rent: $1700 per month.
