Curtains are optional, or add your own decor favorites to take with you when you go. Mini-blinds installed if you want to use them. *Wifi provided, surge protector power strip in office area. *18"HDMI TV with ' rabbit ears' you provide cord between your device and TV. *Efficiency Kitchen with all standard appliances: Small double sink with rack, 18"stove w/oven, 17cu' fridge, Micro. Drip coffee maker, grinder, pots n pans, etc. *Free on-street parking, 10 min Loading Zone in front. *Double Entry for security (shared with owner). *Nice shared outdoor patio area with table, 2 chairs, shade umbrella. Looking for longer term tenant~ year or more would be great! If interested in renting please read the pic in this ad, of the back of the rental application to Pre-Qualify yourself , it has the Industry Standard Rental Criteria. For instance, you'll need to be able to provide minimum of 2x Asking Rent, have good rental and employment history, etc..If you do pass that Criteria please text the owner and make an appointment to see the place in person.You'll come by to meet and show your legal photo ID before viewing the apartment, and if you like the place you'll pay for the paper app. $20 cash, take it back with you. Be sure to read the back for criteria again for details, fill it all out completely, bring it back with current legal photo ID, owner will take a photocopy of your Pic ID for file.. The app will be checked through, then if all good, you will do an online app and screening, a link will be sent from MySmartMove. If that Background Investigation checks out OK, then you will be required to sign multi-page forms: Rental Agreement, In/Out, Pet Agreements, etc. And pay, prorated, via PayPal. You will also be required to get and maintain Renters Insurance. Owner/Manager lives below, and shares locked front entrance, but both apartments have separate locking doors. Other Info: **In this world of ADA Mandatory allowance of Service Animals on all rental properties, and there have been some here, if you are highly allergic or sensitive to pets/smells, this place won't work for you. Any past pet issues have been cleaned using professional cleaners, but science-lab sterile is not a good descriptor here. Owner lives on first floor and has multiple pets and runs a low-volume small dog dog daycare,boarding and dog grooming in the basement. They are 'pack animals' and love to confirm their family by howling,(singing) sometimes, but they quit after 1/2 a minute or so, usually 1-2x a day. Short bursts of barking occur at rare package deliveries and at daycare dropoffs and feeding the birds, usually around 9 am, and 6 pm for daycare pickups, but barking subsides quickly. There is sound proofing to the apartment but its not perfectly quiet all the time. Owner has a back 'catio' that's also fully fenced, so the front patio is something you can usually enjoy without being hassled, unless you're OK with a buncha mutts bouncing around you...they love attention! The front has business passersby, which set the dogs off barking, so owner really doesn't hang out there out front much at all, just to water stuff, and use gate for walks every day. These pet disclosures are here for your careful consideration, prior to you signing Agreement. These noises, or any pet allergies you may have to any animals, are not allowances to vacate Agreement early without proper legal 30 day notice. Other Noise Around Here: There is only one neighbor that has a dog that may bark occasionally, otherwise it is fairly quiet, besides weekly garbage trucks, deliveries, and other traffic sounds, as well as emergency vehicles on Cesar Chavez (39th). If you do sign Agreement, and have a small 16# (or under) dog, please, bring them down to have them watched here in owner's daycare while you are out, *free* for dog daycare, $10 for overnights( 9pm to 7-9 am). That way pup is never lonely and no accidents or mishaps can happen up in your apartment and lower the return on your Security Deposit when you're done with the place. Quiet time observed here is 10 pm to 7 am, so No Night Owls, or Swing-Shift workers,, please. There is a limited amount of storage space here for your things: above closet and in cupboards, and on front porch/bike area, but anything more than that you will have to rent other storage unit elsewhere. Owner's locked supply closet/storage is in the unit, owner will give 24hrs+ notice to enter to access it, and also owner offers optional free up to 15 min. floor cleaning or stair vac, every week, with your permission/appointment. This apartment is about as 'Affordable' as you can get in this area, priced fairly with or without included furnishings. The area is very nice and livable, a good neighborhood. Month to month, looking for long term tenant, right away, no Holds. Locals: Owner requests meet n greet, show picture ID before you tour the apartment. If you like it, you will buy the paper Application Fee=$20, fill it out, you will fill out MySmartMove online screening and pay its fee of $45 and if accepted, sign Paper Agreement and other forms. Please Pre-Qualify yourself by reading the back of the paper Ap. with Industry Standard Rental Criteria. There is a pic of it included here. This is a Month To Month Tenancy. After a month maybe we can re-up to a lease if you like.
