This 2 bedroom 1 bath craftsman style home in the Earle Historic District in downtown Greenville will be an amazing home for any Greenville resident. There is a bonus "nursery" room which is attached to one of the bedrooms. This additional room would suit as an office, nursery, or additional small bedroom. Upon checkout of the home, if the home is returned to the level of cleanliness upon check-in to home, the Cleaning fee will be returned upon checkout, pending the home has been cleaned to the move in cleanliness. 3. First month's rent AND last month's rent are required at the beginning of the lease in addition to those month's fees. 4. PET SCREENING FEE: (only done prior to move in) Pet screenings are $20 for the first pet and $15 for additional pets, and service/companion animal registration is free. What's great about this pet screening site is that it will hold all of your pet documents in one place! It's an easy way to keep up with your pets medical care. 5. Pet Application Fee- Each pet will have a one time $250 pet application fee. 6. SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount less the $250 Lease Administration Fee. However, in cases with more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit. 7. NONREFUNDABLE LEASE ADMINISTRATION FEE/ SECURITY DEPOSIT: EntreRealty requires a Non-Refundable Reservation Fee, equal to the monthly rent amount at the time of lease signing. Once the tenant takes possession of the property, $250 of the Non-Refundable Reservation Fee is applied to the Lease Administration Fee, and the remaining balance of the Non-Refundable Reservation Fee is applied to the Security Deposit. MONTHLY 1. LAWN MAINTENANCE: The tenant is responsible for maintaining the landscaping which includes: mowing the lawn and keeping bushes trimmed, and repairing any wear and tear from pets. 2.
