Employment Verification: Last two consecutive pay stubs. 2. Self-Employment/Tax Returns: Previous year’s tax returns along with two months of recent bank statements. 3. New Employment: A new hire intent letter from the employer, indicating a start date no later than one month from the move-in date. *Photo ID: A valid photo ID is required at the time of application submission to verify the applicant's identity and personal details. Credit Rating and Security Deposit Policy: Credit Score Above 700: Applicants with credit scores of 700 or higher will be granted approval with a security deposit equal to one month’s rent. This deposit is separate from rent payments and will be held until the end of the lease term. Credit Score Between 600–699: Applications within this range will be reviewed case by case, factoring in the debt or collections identified in the credit check. Standard Security Deposit: Typically one month’s rent. Additional Deposit: Depending on the severity or amount of open debt or collections, the property owner reserves the right to request a deposit of 1.5 months up to two months’ rent. Credit Score Below 599: Applicants with scores below 599 are declined. Exceptions: The property owner may consider alternative arrangements if: No felonies, misdemeanors, or criminal charges appear in the background screening. Outstanding debts or collections are limited to medical bills or student loans. A cosigner is provided, or a higher security deposit is offered (to be determined by ownership discretion). Approval Process: For multiple applicants, individual credit ratings will be combined and assessed holistically during the approval process. Final approval and the security deposit amount will depend on the full evaluation of credit reports, open debts, and other submitted documentation.
