Across the site, there will be 1-4 bedroom units available in a variety of building types including townhouse-style duplexes and mid-rise buildings. This development addresses the affordable housing needs of Knoxville’s low to moderate income workforce who are increasingly caught in the gap between rising rents and ineligibility for other assistance. The location is ideal for downtown living, walkable to both Market Square and the Old City. Apartments include granite countertops, stainless steel appliances, over the range microwaves, dishwashers, and washer/dryer connections. Trash, parking, and water/sewer are included in the rent. Neighborhood amenities include a fitness center, pet spa station, public wi-fi, covered bike storage, playground, outdoor green space, multiple park areas, greenway connection, and indoor community space. To keep the housing affordable, all applicants will be income-qualified. We conduct background checks on all tenants. Applicants who are registered sex offenders or have been convicted of the manufacture of methamphetamine are not eligible for housing. First Creek at Austin offers a variety of affordable living options that will accommodate a wide range of household incomes. The income limits vary based on the unit, but overall cannot exceed 120% of Area Median Income, or $68,640 for a single household. Waiting lists are maintained separately at the 60% AMI income limit and at the 120% income limit. Rent levels range from $821-1,270 per month, dependent upon bedroom size and household income.
