Income Requirement Combined gross household income must be at least three (3) times the monthly rent. Income must be verified with recent pay stubs, tax returns, or bank statements. 3. Occupancy Limit A maximum of four (4) occupants may reside in the property. 4. Pet Policy Small pets only, subject to landlord approval. A non-refundable pet deposit is required. Breed and weight restrictions may apply. No aggressive breeds permitted. 5. Smoking and Substance Use No smoking or vaping of any kind is allowed inside the home, garage, or within 15 feet of the premises. This includes tobacco, marijuana, and any similar substances. 6. In-Home Businesses Prohibited No in-home businesses are allowed, including but not limited to daycares, salons, or other commercial operations. 7. Subletting and Short-Term Rentals Prohibited Subleasing or listing the property on short-term rental platforms such as Airbnb or Vrbo is strictly prohibited. All occupants must be listed on the lease and approved by the landlord. 8. HOA Compliance Tenant must comply with all Homeowners Association (HOA) rules and regulations. A copy of the rules will be provided, and any fines resulting from tenant violations will be the tenant’s responsibility. 9. Renter’s Insurance Requirement Tenant must obtain and maintain renter’s insurance with a minimum of $100,000 in liability coverage and name the landlord as an additional interested party. Proof is required prior to move-in. 10. Guest Policy No guests may stay longer than 14 consecutive days or more than 21 days total in any 6-month period without prior written approval. 11. Lease Term A minimum 12-month lease is required unless otherwise agreed upon in writing. 12. Security Deposit A security deposit equal to one month's rent is due upon lease signing.
