Colonial Village Neighborhood

Colonial Village, a residential complex of apartments and condominiums in Arlington, Virginia is not simply a beautiful, safe and walkable community with friendly people and convenient parking, although it is all that; Colonial Village is also a very historically- and architecturally-significant development.

The complex, located between Lee Highway and Wilson Boulevard between the Courthouse and Rosslyn Metros, was developed by nationally-renowned Gustave Ring, who went on to be regarded as a pioneer in garden apartment planning. Colonial Village is significant not only as one of the country’s first garden apartment complexes, but it was also the very first FHA-financed project in the nation, and one of the last of the remaining Federal New Deal Program projects.

Colonial Village Garden Apartment Complex was constructed in four phases between 1935 and 1940. Its planning was considered cutting-edge at the time for a low- and middle-income apartment complex. Ring introduced higher-end concepts such as grouping the apartment units around landscaped courtyards, separating pedestrian and automobile traffic routes, and situating the buildings to allow increased ventilation and light.

Colonial Village was an immediately success. The Architectural Forum called it “the most talked-about project in the county.” The Urban Land Institute described it as “one of the outstanding developments of its kind in America.” The success of the FHA’s pioneer project convinced investors that rental housing could be a safe investment, and Colonial Village became a prototype for complexes across the country. The development was named to the Arlington County Local Historic District in 1978, and listed on the National Register of Historic Places and the Virginia Landmarks Register in December 1980.

The community was acclaimed for its innovative financing, design, landscaping and modern amenities, which included the Colonial Village Shopping Center, built in 1936 for the residents of Colonial Village. The shopping center offered mix of everyday shopping venues and ample off-street parking. Today the shopping center is remarkably intact and contributes to the historical and architectural significance of Colonial Village, as well as functioning as a village center “park and shop” as originally envisioned.
