Historic duplex in the Parkview neighborhood of Portsmouth, close to downtown, and the naval hospital. Large fenced in shared backyard. Huge front porch. This house is a century old, and has retained all of its historic charm; with 2 fireplaces (for decoration only), high ceilings, and tall pocket doors. Lobby is a shared common area. This house has a washer/ dryer hook up, street parking. SMALL PETS ONLY NOTE: INFORMATION PRESENTED ON THIRD PARTY WEBSITES SHOULD NOT BE DEEMED AS RELIABLE. ONLY RELY ON INFORMATION PRESENTED AT LEASE REQUIREMENT 12 Months Minimum. This could be longer, as we do not expire leases from Oct through Feb. APPLICATION FEES ARE NOT REFUNDABLE. (Relationship must be spouse or parent/child to qualify.) - Not owe any money to a previous landlord - Not have any recent evictions - Not have any unpaid utilities, or car payments reported on the credit report or court records - Have no excessive accounts in collections or charged off reported on the credit report - Not have been convicted of any crimes against people or property in the last 7 years - Not have been convicted of any drug manufacturing or distribution charges in the last 7 years - Have no vicious breed - Have small pet only APPLICATION INSTRUCTIONS (HOW TO APPLY): Visit our company website at Click on Rentals and click on VIEW DETAILS for the property you want to apply for, then click on APPLY ONLINE. Ensure that you have all the required documents handy (Log in info for all if your income deposit sources, your most recent 2 months paystub for all income sources, Government Issued IDs for all adults). Complete all the Required Information then Hit Submit. Go to your e-mail and find the e-signature that will walk you through signing and paying for the application. THIRD PARTY INCOME VERIFICATION - Applicants will be required to complete an income verification with Failure to do so will result in an incomplete application. FAILURE TO COMPLETE THE INCOME VERIFICATION WILL RESULT IN APPLICATION DENIAL. If an applicant opts out of the income screening on RentVine, they will be offered an opportunity to complete the screening with PayScore, at a $10 cost to the applicant. UPON ACCEPTANCE: Sec8 has approved this rent amount for voucher holders. Lease must be signed, and deposit paid within 48 hours of acceptance. (See exception for SEC 8 voucher holders below.) A whole months rent will be due upon move-in. If lease begins after the first of the month, a prorated rent will be charged for the second month of the lease term. MILITARY APPLICANTS: Please upload a copy of your most current orders with your application. Your PRD must be at least 12 months after your lease start date. SEC 8 APPLICANTS: Please upload a copy of your voucher with your application. If the voucher indicates a bedroom # the same as the property you are applying for or more, we require you have monthly verifiable, reliable income of at least one times the rent. If your voucher indicates a bedroom # lower than the number of bedrooms you are applying for, we require you have monthly verifiable, reliable income of at least two times the rent. Upon acceptance, a reservation fee equal to one month rent is due must be paid for the property to be held for you. Applications will only be processed if the applicant confirms they have the funds available to pay within 48 hours. If you are accepted, the property will remain on the market until the reservation fee equal to one times the rent is received to reserve the property. Pet Application Fees - $20 for the first pet $15 for addl paid to Pet Initiation Fee - $300-500/pet, depending on the risk factor result from Pet Rent - $30-50/pet, depending on paw score from First Month's Rent due at Lease Execution.
