The home is located in the popular Washington Square Townhouses with easy access to Hilltop Shopping Center, the interstate, medical, bases, beaches! Applications cannot be submitted until the property has been seen in person. We do not do virtual tours. Application fee is $50.00 per person occupying the unit over the age of 18 or $75.00 if married. Security Deposit is equal to one months rent minus our one-time non-refundable Administrative Fee of $350.00. Both are due once the application is approved and must be received to take the property off the market. Small pets allowed with some weight & breed restrictions. Pet Rent is an additional $30.00 each month per pet & we have a onetime, non-refundable $350.00 Pet Fee for the first pet & an additional non-refundable $150.00 Pet Fee for each additional pet. Review: Information provided by the applicant on the application will be verified and used as a basis for the following review and may be given out to third party upon request. • Income** • Outstanding Debts** • Employment history: the Applicants current employer will be contacted to verify information (Active Duty Military will be required to provide copy of orders) • Credit Report (credit report is obtained from a reporting agency, credit report from applicant is not acceptable) • Rental History: Applicants current and past Landlord will be contacted to verify information (minimum of 3 years). If 3 years cannot be provided you may be required to pay double Security Deposit. • Other documentation as so required and or requested. **A formula maybe used to determine whether the application has sufficient monthly income to pay the rent for the property in question: Monthly debt payments + proposed rent divided by monthly gross income should be approximately 40% debt – to –income ratio in order to receive an acceptable rating for this category. This is an industry accepted ratio. Required with application: 1. Picture ID and social security card 2. Proof of income: • 3 most recent pay stubs • 3 most recent LES and a copy of your orders (if Active Duty military) • if Self-employed – tax records/returns for the last 3 years • Social security NOTE: Any fees for 3rd party verifications are to be paid by the applicant and may delay the application.
