Derogatory credit may result in denial. Employment: Current employment must be verifiable. Co-Signer Qualification: Must meet all the standard criteria with 3 times the rental amount in verifiable income. Identification: Valid government-issued photo ID required from all applicants. Grounds for Denial: Unpaid eviction or rental collections (Note: Washington law currently restricts denial based on eviction history during or within six months after a civil emergency). Falsification of rental application. Criminal Activity: Seattle laws prohibit denying tenancy based on past criminal or arrest records. Other criminal activity will be evaluated considering the nature, severity, and recency of criminal conduct. Payment Plan Notice: Per Seattle Ordinance 125222, tenants may opt to pay the security deposit, pet deposit, move-in fees, and last month’s rent in installments over six months (or four months for leases between 30 days and six months).
