The couch is super comfortable and is also a pull-out bed. Includes all utilities and a Smart TV. Located in a quiet neighborhood (Carter Park) in Uptown Vancouver, WA. About 5 blocks from the top of Main St., where you'll find numerous, tap houses, restaurants, cafes, bars and shop. Screening Criteria: - Favorable rental history of 1 year must be verifiable from unbiased and unrelated sources. - No evictions within the past five years. We do not consider evictions which took place five years or more ago, nor do we consider evictions which resulted in a dismissal or a general judgment for the applicant. - Gross household income shall be at least 3 times the rent (excluding utilities). - Income must be verifiable through pay stubs or employer contact; award letters for SS, alimony, child support, welfare, utility or housing assistance; current tax records; or bank statements. - We may require you to submit a copy of your credit report obtained within the past 30 days. - Negative credit reports may result in denial of application. Negative reports include, but are not limited to: late payments, collections, judgments, total debt load, and bankruptcy. - We require each rent-paying applicant to have a minimum FICO score of 700. - Criminal convictions or pending charges which may result in an application denial include, but are not limited to: drug-related crimes, person crimes, sex offenses, any crimes involving financial fraud (including identity theft or forgery), or any other crime that would adversely impact the health, safety or right of peaceful enjoyment of the premises of the residents, property owner or property owner's agent. Lease terms are an initial 3-month minimum, converting to month-to-month after that. PLEASE NOTE: We will consider your smaller pet on a case-by-case basis. Due to the potential for damage to the soft fir floors by claws and/or toenails, we limit the weight of any pet to 30 lbs maximum. There is an additional $25.00 per month pet rent (per pet) and an additional pet deposit of $250.00 (per pet) required. We also charge a one-time cleaning fee of $75.00.
