Loads of storage and many updates (lighting, flooring, kitchen and more). A large park right down the street and only 8 minute walk to downtown. Renter pays water/sewer, gas/electric, trash pick up. Renter is takes care of lawn mowing and snow removal. No smoking. ----------------- All adults over 18 years of age must fill out an application. The application process includes a credit check, employment and income verification, previous rental history and a nationwide criminal background check. An application fee is $40.00 per adult and is non-refundable. Valid photo identification required: Please provide Driver’s License or Passport (photo copy of both sides) Credit score - Minimum of 650 is required. Positive rental references required for all applicants: Please provide names and phone numbers of each owner/property manager for each address for the last three years. (Rm.Mate references are not acceptable) An Eviction action or an Unlawful Detainer action may be basis for rejection of your application. If no rental references are available within the last 3 years – please provide the last known rental reference. Income verification required: Please provide your Employers’ name and phone number for verification of the last 2 years employment. If self-employ, verification through tax filing records from the previous 2 years is required. Combined monthly income should be at least 2.75 times the monthly rent. Additional Important information: A serious criminal background or a court action related to housing may grounds for denial Judgements, Liens, Collection items and/or Garnishments may be grounds for denial Unverifiable information on the rental application may be grounds for denial. Information must be verifiable SECURITY DEPOSIT: After application is approved and prior to moving in, a Security Deposit is due at the time the lease is signed. A security deposit is equal to one months rent plus $400. A pet may be permitted, subject to Owner's written approval and an additional security deposit of $350 (and/or an additional fee added to the monthly rent.) A One Year Lease is required - with a 60 day notice of vacating, prior to the end of lease term Tenant pays the utilities and keeps the premises tidy and free of debris. Maximum of 2 persons are allowed per bedroom. Smoking is not permitted. This is a 'Smoke free' home. Tenant agrees to purchase their own Renter’s Insurance policy
